This Monterrey city guide explains Mexico’s industrial hub, whose core municipality has 1.1 million people and whose state has 6.3 million. It covers the economy, the neighbourhoods, who governs, how safe the city is and how people get around, as of October 2026.

In Plain English: Monterrey and Its Layers
Mexico is the country, and Monterrey is the capital of the northern state of Nuevo León, near the Texas border. The city sits in a valley ringed by mountains, and the twin-peaked Cerro de la Silla rises behind its football stadium.
Three names are easy to mix up in this Monterrey city guide. A municipality means a local district run by an elected mayor.
- The municipality of Monterrey is the core city, with 1,142,994 residents in the 2020 census.
- The Monterrey metropolitan area is the built-up city that spreads across neighbouring municipalities such as San Pedro Garza García, San Nicolás de los Garza, Guadalupe and Apodaca.
- Nuevo León is the state, with 6.3 million residents in 2025, according to INEGI, Mexico’s national statistics institute.
Why Monterrey Matters to Mexico
Nuevo León produced MXN 2.7 trillion (about US$143 billion) in 2024, or 8.1% of Mexico’s total output. Only Mexico City, at 15.0%, and the State of Mexico, at 9.1%, produced more, INEGI said on 5 December 2025.
About 5 in every 100 Mexicans live in Nuevo León, which had 6.27 million of the national 130.4 million residents in 2025. Its economy is 8.1% of the national total, so output per person runs well above the national average.
The state grew 1.5% a year between 2020 and 2025, slower than the 2.4% a year of 2015 to 2020. Half of its residents are 32 or younger, up from a median age of 30 in 2020.
Nuevo León draws people from the rest of the country: 23.5% of residents were born in another Mexican state and 0.9% abroad. Between 2020 and 2025, 25,241 residents moved to another country, and 6,000 of them had returned by the time of the survey.
Some 320,500 residents, or 5.1%, consider themselves indigenous, and 94,025 people aged three and over speak an indigenous language. About 67,600 people, or 1.1%, identify as Afro-Mexican.

How the Monterrey Economy Works
Industry, which includes factories, construction and utilities, made up 40.2% of the state’s output in 2024, and services made up 52.0%. The state’s economy grew 3.4% that year, against 1.4% for Mexico as a whole.
Construction grew 23.0% in Nuevo León in 2024, professional services 15.8%, and hotels and restaurants 18.3%. The state’s industry grew 3.3% in the same year.
INEGI’s first estimate, published on 30 October 2026, put third-quarter growth at 3.2% year on year and 0.9% on the quarter. Industry grew 3.1% and services 3.3% year on year, which suits an industrial state like Nuevo León.
Jobs are a strength. Nuevo León had 3.0 million people at work in the second quarter of 2026, 55,000 more than a year earlier.
Unemployment stood at 2.5% in that quarter, INEGI said on 25 August 2026. About 34.8% of workers were in informal jobs, meaning work without a formal contract or social security.
In the 2025 survey, 45.0% of workers were in services, 24.1% in industry and 17.9% in commerce. Some 79.4% were employees, and 17.3% worked for themselves.
Foreign direct investment in the state was US$2.1 billion in 2024, and US$68.5 billion since 1999, says the Economy Ministry. The peso trades near MXN 18.8 per US$1 as of 31 October 2026.
Arca Continental, a Coca-Cola bottler, lists its headquarters in Monterrey. San Pedro Garza García, a neighbouring municipality, belongs to the same metropolitan area.
Neighbourhoods Worth Knowing
Monterrey works best as a set of districts, each with a different feel. This Monterrey city guide picks four that most visitors and newcomers see first.
Mountains and Green Space
Fundidora’s old blast furnace, Horno 3, now houses a steel museum with a lookout. The park also holds the Centro de las Artes, two lakes and a 3.4-kilometre cycle path.
The park says it draws more than 20 million visits a year. Our Monterrey expat city page and the What to Do in Monterrey in November 2026 guide list restaurants, events and practical tips.
- Centro and the Macroplaza are the heart of the old city, built around a long chain of plazas and public buildings.
- Parque Fundidora is a 144-hectare park on the site of a former steel mill, with 80 hectares of green space and free entry daily from 6:00 a.m. to 10:00 p.m.
- Paseo Santa Lucía is a navigable artificial river, 2.5 kilometres long, that links Fundidora with the Macroplaza.
- San Pedro Garza García is a separate municipality in the metropolitan area, next to Monterrey.

Who Governs Monterrey
Three levels of government share power over the city, and this Monterrey city guide names each one. The federal government sits above the other two, but each has its own voters.
The 2027 Vote and Local Budgets
On 28 October 2026 the state Congress said 2027 will bring elections for governor, local legislators and all 51 town councils. It urged the governor to release funds to the electoral institute, which asked in August for MXN 125 million more (about US$6.6 million).
On 30 October 2026 the Monterrey council approved MXN 103 million (about US$5.5 million) for six storm-drain projects. On 29 October the city said it had committed MXN 15 million (about US$800,000) to renovating two parks in the Contry district.
- President Claudia Sheinbaum leads the national government of Mexico, in office since 1 October 2024 for a six-year term.
- The governor of Nuevo León runs the state government from Monterrey, and the governor’s six-year term ends with the 2027 elections.
- Adrián de la Garza is the mayor of Monterrey, and the city council approved the drainage budget below on 30 October 2026.

How Safe Monterrey Is
Crime has left marks on households across the state. In 2025, 15,100 households had a member who moved because of violence or crime, about 46,400 people.
That number is small next to the 6.3 million residents, but it shows that insecurity shapes where people live. Another 3,100 households included someone displaced by natural or human-made disasters.
Travellers should read the US State Department’s current advisory for Mexico before any trip. Intercity roads are the usual concern, so most visitors plan long drives in daylight.
Visitors still use ordinary city precautions, such as taxis booked through apps. A national survey and a state count each tell part of the story, so compare dated figures before drawing conclusions.
Getting Around by Car and Public Transport
Monterrey is a car city. In 2025, 44.7% of Nuevo León workers commuted by car or truck, 24.7% by public transport and 14.6% by employer bus.
About 62.5% of homes had a car or truck in 2025, up from 59.1% in 2020. Some 41.8% of workers reached their job in 30 minutes or less, and 28.1% needed up to an hour.
About 34.3% of workers held a job in a different municipality or country from where they lived. That is why the metropolitan area works as one labour market.
Motorcycles are spreading too, found in 9.4% of homes in 2025 against 5.2% in 2020. Trips to school are shorter, with 76.6% of people reaching class in 30 minutes or less.
Daily Life and the World Cup Legacy
Estadio Monterrey, where CF Monterrey play at home, hosted four matches of the 2026 World Cup in June, FIFA said. They included a round-of-32 tie on 29 June 2026 that ended 1-1, which Morocco won 3-2 on penalties against the Netherlands.
Average attendance across the four matches was 51,179, or 99.9% of capacity. The Cerro de la Silla behind the stadium became one of the tournament’s popular images.
Households are getting smaller, with 3.2 people per home in 2025 against 3.5 in 2020, and women have 1.7 children, down from 1.9. Internet reached 86.4% of homes in 2025, up from 71.1% in 2020.
About 89.1% of residents had health coverage in 2025, and 70.5% of them used IMSS, the social security institute for private-sector workers. Average schooling rose from 10.6 to 11.3 years between 2020 and 2025.
What It Means for US Readers
Monterrey is a key industrial base for US businesses, because Nuevo León sits close to the Texas border. Mexico’s 3.2% year-on-year growth in the third quarter of 2026 and a peso near MXN 18.8 per US$1 shape sourcing costs.
Travellers should check the State Department’s current advisory for Mexico and keep long road trips to daylight. Our own Rio Times Latin America Power Index tracks how Mexico ranks among the region’s powers.
Money sent home by Mexicans in the United States also ties families to the country. Our guide to the Mexico diaspora in the United States explains those flows.

What Is Not Known
The 2025 survey gives a state total, but the Monterrey municipality figure used here is still the 2020 census count of 1,142,994. A newer city-level number may differ.
Whether Nuevo León matched the national 3.2% growth in the third quarter will be clear only when INEGI publishes state data. The candidates for the 2027 elections are not yet settled.
