The FipeZAP Index, one of Brazil’s most recognized property price monitors, reported a monthly increase of 0.58% for residential sale prices in July 2025, according to official data.

This rate surpassed both the previous month’s growth and the average pace of consumer inflation tracked by IPCA/IBGE, revealing a clear acceleration in the cost of owning a home.

Nationally, home sale prices have climbed 7.97% over the past year, outpacing the official consumer inflation rate, which stood near 5.3% in the same period according to government data.

The price per square meter averaged R$9,375 ($1,675). In cities such as Balneário Camboriú, Vitória, and Itapema, buyers faced prices above R$14,000 per square meter. Local economic expansion and migration have contributed to these high numbers.

Cities in the Northeast like Salvador, João Pessoa, and Fortaleza, as well as Southern cities such as Itajaí and Florianópolis, recorded the fastest annual gains.
