Uruguay offers investment options in safe, quality living

In the heart of the private neighborhoods of Canelones, 10 minutes from Montevideo’s Carrasco neighborhood and 50 minutes from Punta del Este, the third sales phase of the first private housing neighborhood in Uruguay, Huertas de los Horneros, is being launched.

The project was developed by La Buonora & Asoc. and is accessed directly from Camino de Los Horneros, a few kilometers from the coastal highway, in an environment surrounded by nature.

One of the proposal’s most appealing aspects is that the units are delivered turnkey, ready to move in. In addition, each owner may choose the land and the house they want. All are traditionally built and have 3 bedrooms, wood stove, fully equipped kitchen, oak floors, wooden pergola with grill and deck, aromatic herb gardens outside, underfloor water heating with gas boiler, among other exclusive details.

The project was designed considering how families live today: every corner of the neighborhood and every house model are designed so that everyone may enjoy a high quality of life. The landscaping was designed by Argentine Dana Caren and features an abundance of nature, green areas and the sound of birds chirping.

Huertas is a neighborhood where children can ride their bicycles worry-free and where cars can be left unlocked and without alarms. As for the general services provided, it has 24-hour security and ample CoWork spaces for residents with WiFi.

It has a club house designed for family entertainment, with a swimming pool, tennis and paddle tennis courts and a large playground. It includes a day care service for children as well as cooking, gardening and landscaping workshops, among many other options. The garden club enables each family to plant their own fruit and vegetables, as well as enjoy a farm with lambs, goats and rabbits.

The gated community is located in a rapidly developing area, with a bilingual school and kindergarten nearby, as are the de la Costa Mall and supermarkets, luxury brand stores, and a booming gastronomic center.

Huertas de los Horneros consists of a four-stage master plan. The first stage will be completed next March, the second in July 2022 and the third in December that year. The houses will be delivered once the construction of the whole phase is completed and the streets are paved.

The project includes the construction of 189 independent houses on 500 m2 lots, with 8 house models to choose from and an average surface area of 125 m2. The minimum investment required for each property is around US$330,000, but there are options for higher amounts.

This takes on relevance when considering that the amount required today to apply for tax residency in Uruguay is US$380,000. Another interesting factor to note is the “tax vacations” for new residents, which implies no income and wealth tax for 10 years. Also, local banks offer special financing lines for foreigners.

The team behind Huertas de los Horneros is made up of leading companies in their field.

It was designed by Gómez Platero Architecture and Urban Planning Studio, and developed by La Buonora & Asociados. Bosch & Cia is supplying the finishings and Mr. Parquet the oak floors and carpentry, Constructora Norte is the building company and it is financed by Itaú Bank, an institution that offers special loan plans for foreigners.
