A partnership of KSM Realty, Realty Properties, and BTG Pactual Asset Management unveils “Beyond The Club” in São Paulo.

This $200 million project, slated for 2025, turns a 70,000-square-meter plot into a game-changer, just 15 minutes from Avenida Faria Lima. Surfing star Gabriel Medina, tied to KSM, fuels this urban revolution.

The club boasts a 28,000-square-meter wave pool churning out 900 waves hourly, peaking at 2 meters, mimicking the ocean. White sand and Atlantic Forest vibes frame this artificial beach, a quick escape in the concrete sprawl.

Skateboarder Bob Burnquist crafts a 1,000-square-meter skatepark, joined by courts for tennis, padel, and soccer. KSM offers 3,000 family memberships, covering spouses, kids, and elders over 70, priced around $125,000 each.

By early 2025, 45% sell out, a nod from São Paulo’s wealthy. A 2,200-square-meter gym, ski and golf simulators, and an e-sports zone broaden the draw. Networking and leisure take center stage with restaurants, bars, a nightclub, and coworking spots.

The revamped Teatro Alfa hosts events for all, not just members, adding buzz. Sustainability shines as 97% of construction waste—wood, metal, gypsum—gets recycled.

KSM’s Bold Vision for São Paulo and Beyond

Oscar Segall, KSM’s head, builds on Praia da Grama’s inland surf triumph near São Paulo. Medina and Burnquist bring star power, while aflalo/gasperini arquitetos and Gui Mattos shape the look. Construction, kicked off in March 2023, races toward mid-2025.

The vision stretches globally, targeting Rio, Miami, Madrid, Dubai, and Uruguay next. Each site tweaks the formula, but the wave pool stays key, driving interest, says Segall. In São Paulo’s Santo Amaro area, it spans a 100,000-square-meter built space.

This club rewrites urban life for a city of skyscrapers and gridlock, blending work, sport, and relaxation. Business minds see coworking and events as fresh deal-making turf. Locals crave the break from routine.

“Beyond The Club” isn’t just a gimmick—it’s a shift, merging luxury with utility in a metropolis that rarely slows. As it nears completion, it hints at a new chapter for São Paulo’s elite and beyond.
