For most American expats, Santiago is the best place to live in Chile, followed by Concepción and Valparaíso. The trade-off is price. A 70 m² rental runs from about US$600 a month in Valparaíso to about US$940 in Las Condes, on the latest full regional data we could find.

How We Ranked, and Which Dollar Rate We Use

For every conversion we use 973 pesos per US dollar, the EODHD close of 6 October 2026 (972.75). Yapo.cl’s figures date from the first half of 2025, so today’s prices are probably higher. We found no newer comparable study for all six places.

We rank on rent first, because it is the largest bill for newcomers. Safety comes second, then natural hazards, services and internet. Where a regional rate stands in for a city, we say so.

1. Santiago: Ñuñoa, Providencia and Las Condes

Santiago is the capital and the only city with every service an expat needs. Three communes (districts) suit most newcomers. All three sit in the east or centre of the city.

Yapo.cl put Las Condes at 13,085 pesos per square metre, about 916,000 pesos (about US$940) for 70 m². Providencia was 11,943 pesos per square metre, about 836,000 pesos (about US$860) for 70 m². Ñuñoa was 11,104 pesos, about 777,000 pesos (about US$800).

In Yapo.cl’s own words, Las Condes, Providencia and Vitacura cost more because of services, green areas, security and social prestige. In our view, Ñuñoa gives the best balance of price, metro access and cafes.

Safety is the honest drawback. The Santiago region recorded 525 homicide victims in 2025, a rate of 6.2 per 100,000. That is down from 6.6 in 2024 but above the national 5.4. We found no official commune rates, so read our safety guide for expats before choosing a street.

2. Concepción: The University City

Concepción is the main city of the Biobío region in the south-central part of the country. La Tercera says student and academic demand lifts its rents. Yapo.cl recorded 10,548 pesos per square metre, about 738,000 pesos (about US$760) for 70 m².

That is the fifth-highest regional rent in the study, and it is still below Santiago’s east. The Biobío region recorded 97 homicide victims in 2025, a rate of 5.7 per 100,000, just below Santiago’s 6.2 and above the national 5.4.

Subtel, the telecoms regulator, measured an average download speed of 765.2 Mbps in Biobío in January 2026. That was third-fastest in the country and above the Santiago region’s 749.1 Mbps.

3. Valparaíso and Viña del Mar: Hills, Sea and Risk

Valparaíso is Chile’s port city and the seat of the national Congress. It was the cheapest of our six places for rent, at 8,343 pesos per square metre, about 583,000 pesos (about US$600) for 70 m². We found no comparable Yapo.cl figure for neighbouring Viña del Mar.

The region recorded 110 homicide victims in 2025, the second-highest count after Santiago. It also faces the sea. The US Geological Survey (USGS) lists the 1906 Valparaíso earthquake at magnitude 8.2.

4. La Serena: A Quieter Coast

La Serena sits on the northern coast, in the Coquimbo region. Yapo.cl’s figures imply about 592,000 pesos (about US$610) for 70 m². That is close to Valparaíso and well below Santiago.

Subtel ranked Coquimbo among the three fastest regions for fixed internet in October 2025, at 763.1 Mbps. The Coquimbo region recorded 3.8 homicides per 100,000 in 2025, below the national 5.4. The honest drawback is a smaller choice of hospitals and international flights than the capital.

5. Puerto Varas: Lakes and Volcanoes

Puerto Varas is a lake town in the Los Lagos region of southern Chile. Yapo.cl recorded 10,899 pesos per square metre, about 763,000 pesos (about US$785) for 70 m². La Tercera links high prices there to tourism appeal.

The Los Lagos region recorded 4.5 homicides per 100,000 in 2025, below the national rate but up 45.2% from 3.1 in 2024. Subtel measured 776.5 Mbps there in January 2026, the fastest region in the country.

Nature is the risk. The Calbuco volcano erupted on 22 April 2015, and the authorities declared a red alert and evacuated the nearby Ensenada area. A tornado hit Puerto Varas on 25 May 2025 and damaged about 250 homes, according to the national disaster agency, Senapred.

6. Punta Arenas: The Far South

Punta Arenas, in the Magallanes region, is the most remote place on our list. It is also the most expensive regional city in the Yapo.cl study, at 11,523 pesos per square metre. That is about 807,000 pesos (about US$830) for 70 m².

Magallanes recorded 4.3 homicides per 100,000 in 2025, up 59.3% from 2.7 a year earlier. The base is small, so a few cases move the rate. Subtel measured an average of 524.6 Mbps in October 2025, slower than the capital.

Earthquake Risk Applies Everywhere

Chile sits where the Nazca Plate slides under the South American Plate. A magnitude 8.8 earthquake struck central Chile on 27 February 2010. More than 500 people died, according to the International Tsunami Information Center.

We found no official hazard ranking that separates our six places. Treat every address as exposed. Ask landlords about building age, and learn the local evacuation signs, in Spanish and in English.

Health Cover: FONASA, ISAPRE and Medicare

Workers in Chile pay 7% of taxable income into health insurance. The money goes to the public fund, FONASA, or to a private insurer, called an ISAPRE. The two systems cannot be combined, according to the health regulator, the Superintendencia de Salud.

Speeds differ by region. In January 2026 the average download speed was 776.5 Mbps in Los Lagos, 765.2 in Biobío and 749.1 in the Santiago region. Check the building’s fibre provider before signing, because averages hide street-level gaps.

What It Means for You

A US retiree on a fixed dollar income gains from a weak peso, because rent is quoted in pesos. A remote worker paid in dollars gains too, but only for as long as the peso stays soft.
