Residential rental prices in Brazil record highest monthly increase since 2011
RIO DE JANEIRO, BRAZIL – Widespread inflation is increasingly present in the lives of Brazilians. According to the FipeZap+ index, the average price of residential property in Brazil rose 1.36% in February compared to January.
This is the highest increase since December 2011 (+1.39%). The change exceeded the consumer inflation measured by IPCA, IBGE, during the period (+1.01%), but was lower than the inflation measured by IGP-M, FGV (+1.83%).
The FipeZAP+ index captures the average rental price of ready-to-rent apartments in 25 Brazilian cities based on Internet advertisements.

It was the eighth consecutive increase in the index and a new acceleration compared to the changes in July (+0.13%), August (+0.37%), September (+0.52%), October (+0.57%), November (+0.66%), and December (+0.80%).
In the 12-month period ended in February, the FipeZAP+ rent index reached a high of 5.89%. The change is lower than the inflation recorded by both IPCA (+10.54%) and IGP-M (+16.12%) in the same period.

Of the 11 state capitals studied, the capitals recorded the largest price increases in the last 12 months:
Curitiba: +15.73%.
Fortaleza: +14.37%
Goiânia: +14.10%
Florianópolis: +13.46%
Recife: +12.54%.
The average residential rental price in February 2022 was R$32.26/m².
Comparing the values measured in this month in the capitals studied, São Paulo had the highest average residential rental price in the last period (R$ 40.25/m²), followed by the averages registered in: Recife (R$ 36.77/m²), Brasília (R$ 34.62/m²) and Rio de Janeiro (R$ 32.91/m²).
The observed capitals with the lowest residential rents in the last period are: Fortaleza (R$ 19.65/m²), Goiânia (R$ 21.36/m²), Curitiba (R$ 24.70/m²) and Porto Alegre (R$ 24.99/m²).
