São Paulo Property Values Soar: Tremembé Leads with 39% Growth in 2024
Loft’s recent analysis of São Paulo real estate transactions reveals dramatic price increases across several neighborhoods in January 2025. Property values in Tremembé, Campos Elísios, Itaquera, and Liberdade climbed by approximately 30% compared to January 2024.
Tremembé in the north zone topped the list with a remarkable 39.3% increase. Average property prices there jumped from R$408,300 ($68,050) to R$568,840 ($94,807) within one year.
Campos Elísios in downtown São Paulo followed closely with a 31.9% surge, reaching an average price of R$380,971. Itaquera in the eastern zone secured third place with a 31.8% increase.
Liberdade completed the top four with a substantial 29.5% growth in property values during the same period. Researchers analyzed 4,100 sales records from the city’s ITBI (Property Transfer Tax) database.
They included only neighborhoods with at least 25 transactions per month to ensure reliable data. “These four regions attract buyers with their solid infrastructure and below-average prices,” explains Fábio Takahashi, Loft’s data manager.
The citywide average property price reached R$770,000 ($128,333) in January 2025. The study also identified neighborhoods with the highest average sale prices.
Real Estate Market Shifts in São Paulo
Itaim Bibi leads with properties averaging R$3.6 million ($600,000), representing a 27.2% increase from R$2.8 million ($467,000) last year. Jardim América follows with R$2.4 million ($400,000), while Morumbi ranks third at R$1.59 million ($265,000).
Several upscale areas experienced price decreases. Jardim América saw a 30.9% drop, while Morumbi prices fell by 25.2%. Vila Madalena and Jardim Paulista also declined by 23.5% and 16.6% respectively.
Meanwhile, Tatuapé and Vila Formosa demonstrated strong growth with increases of 29.4% and 29.3%. The prestigious Itaim Bibi neighborhood continued its upward trajectory with a 27.2% price increase.
Real estate experts attribute these shifts to changing buyer preferences and infrastructure developments across the city. Neighborhoods with good amenities and transportation access continue to attract investment despite economic fluctuations.
