The top three levels house a penthouse, while other “sky homes” occupy the upper levels — many with sweeping panoramic views of the city, mountains, and Mediterranean. The project is often cited as among the tallest seafront residential towers in Europe.

Vertical Villages and Mixed-Use Concepts

The Aura project (now permitted) is designed to become Cyprus’s tallest building, rising 181.5 m across 44 floors with 136 luxury apartments, by Foster + Partners in collaboration with AKT II and others.

The design lifts the tower above public parkland, creating an open ground-level connection to the seafront, while integrating passive ventilation, shading, and daylight strategies.

Trilogy Limassol Seafront showcases a bold mixed-use vision, comprising three towers (two largely residential, one more commercial/amenity) connected via a shared podium.

Designed by WKK and structural partners, the project includes significant amenities (spa, gym, terraces) and a shared public realm component.

Limassol Blu Marine, developed by Leptos Group, features the under-construction Poseidon Tower and the in-progress Zeus Tower. Designed by Benoy (with BuroHappold’s engineering), the development emphasizes sea views and luxury finishes.

Reported starting prices have varied (some sources reference ~€748,000 for one-bed units in Zeus), though some promotional materials have claimed lower benchmarks.

These projects reflect a shift in Limassol toward vertical villages — high-rise towers incorporating residences, amenities, and public space — that blend private luxury with community integration in Cyprus’s evolving real estate landscape.
