Buying and selling real estate in Brazil grows 36.2% in 12 months

RIO DE JANEIRO, BRAZIL – The purchase and sale of real estate in Brazil grew 36.2% between June 2020 and May 2021, compared to the same period last year. There were more than one million four hundred thousand formalized deeds. The data are from the Electronic Service Center of the CNB, Colégio Notarial do Brasil.

The substitute notary public of the 2nd Notary Public of São Paulo, Douglas Gavazzi, an advisor to the CNB, points out two reasons for this increase, precisely during the pandemic. One is that people started wanting a more comfortable and adapted property for remote work because they spend more time at home. Another is the ease of closing a deal over the internet through the e-Notary platform, which began operating in 2020.

It is possible to close a transaction in Brazil with buyers and sellers in different cities and even in other countries. This facility saves time, money, and bureaucratic paperwork. The system was regulated that year by the National Council of Justice.

To use the service, it is necessary to contact a notary public where the buyer lives or in the city of the negotiated property. Then, a videoconference with the notary and the parties is scheduled to draw up the deed, signed digitally. If one of the parties does not have a digital certificate, the notary provides it free of charge.
