Real estate purchase and sale registrations in Brazil set a record in 2021
RIO DE JANEIRO, BRAZIL – The registration of real estate purchase and sale deeds in Notary Public Offices increased with the electronic platform e-Notary, launched in June 2020.
The online transaction is done through videoconference with the notary and with the buyer and seller, who, in this format, may be in different locations.
When comparing 2021 – the first year in which the electronic platform for notarial acts was available during the 12 months – with the previous year, the growth was 26.9%, reaching 1,550,166 acts, the most significant increase ever recorded in the historical series that began in 2007.

Compared to the average of the last ten years, the increase was 17.5% in the total number of real estate purchase and sale acts performed.
The data was compiled by the Electronic Service Center of the Brazilian Notary College (Censec), a data platform managed by the Brazilian Notary College (CNB/CF).
According to Giselle Oliveira de Barros, president of the CNB/CF, society adapted very quickly to the practice of electronic acts, which was a social demand and also a demand of the Notaries Public, who were waiting for its regulation by the Judiciary.
In this format, the deed is digitally signed with a Notarized digital certificate, issued free of charge by the Notary’s Office or by ICP-Brasil, a digital signature of national standard. It is possible that the parties may wish to sign the deed in different ways – the buyer can sign the deed in person while the seller does the procedure online or vice-versa.
