RIO DE JANEIRO, BRAZIL – Most have heard about the Real Estate boom in Brazil, and there remains plenty of debate if the market is due to burst or hold. Rental prices have also ballooned, with no signs of abating before the 2016 Olympic Games. We have published a series on what it costs to rent in Rio and São Paulo at various levels, and now we focus on apartments for rent in Rio for R$10,000 per month, including condominium expenses and IPTU.

Leblon
Leblon is probably the trendiest place to live in Rio. Its streets are adorned with numerous supermarkets, fashion shops, stores, restaurants, and shopping malls, making it the city’s leisure mecca. Apartments here represent top-end luxury and exclusivity, although a little smaller. Prices tend to be the highest in town but no problem if we have a budget of R$10,000 at our disposal.

Example: This apartment has three rooms, one suite, is completely furnished and stands two blocks away from the beach. Its 140 m² are more than plenty for a comfortable living. Price is R$9,000, R$1,100 condominium and R$230 ITPU.
Average apartment area: 120 m²
Average rent per m²: R$57.14/m²

Ipanema
Leblon’s famous sister, Ipanema, shares many things with its sibling. The only big difference is the metro station and the main bus hub, both in Praça General Osório. Residents enjoy great transportation to the rest of Cidade Maravilhosa. Home to one of the most sexy, if not the sexiest, beaches in the world.

Example: This home has three rooms, one suite, two bathrooms and a fully equipped kitchen. It´s furnished in elegant red, white and black colors. It will take R$9,000 + R$800 condominium + R$283 ITPU for the pleasure to live here.
Average apartment area: 130 m²
Average rent per m²: R$56.70/m²

Urca
While not as famous or glamorous a neighborhood, Urca gained its recognition for being the safest district in town. Nestled in an area right below Morro da Urca, Pão de Açúcar and Praia Vermelha, it is Rio’s smallest and coziest place to live. It enjoys a wonderful view from “the other side”. Numerous bus lines connect it to Centro and other areas of Zona Sul (South zone). Size, quality of life and location have granted it true exclusivity. Watch out for singer Roberto Carlos strolling down its streets.

Example: This apartment is 180m² has three bedrooms, one suite and a huge living room with a panoramic window overlooking Botafogo and Flamengo. A view enjoyed from nowhere else in Rio. Price is R$9,000 + R$1,200 condominium and R$370 IPTU.

Average rent per m²: R$47.86/m²

Lagoa
Behind Ipanema is Lagoa Rodrigo de Freitas and around it, stands the neighborhood carrying its same name. It is a must for the tourist to visit this lagoon as it is beautifully located under Corcovado and Morro da Saudade and the way the buildings surround its shore is architecturally sublime. Although it lacks a metro station, its location close to Ipanema and Copacabana provides it with useful connections to subway stations like General Osório and Siqueira Campos.

Example: This apartment is right on the waterfront, hence the astonishing view. Its 193 m² hold three rooms and a suite, two bathrooms and a reformed kitchen. R$9,000 + R$1,300 for condominium + R$510 IPTU will get a lessee through the door.

Average rent per m²: R$47.06/m²
