Rent is the biggest variable in a foreigner’s budget in Ghana, and the biggest risk is not the monthly price but how much a landlord asks to be paid upfront. Inflation has nearly halved in a year, yet housing costs are still rising faster than prices overall.

Key Facts

—Who. Foreigners, remote workers and retirees planning to live in Accra or other Ghanaian cities for six months or longer.

—What. What rent, food, transport and utilities cost in 2026, and which legal limits protect tenants.

—Why it matters. A two-bedroom flat in Accra lists at about GH¢1,500 to GH¢9,000 a month (roughly US$129 to US$776) depending on the district, at GH¢11.60 per US$.

—The numbers to know. Inflation was 5.2% in September, but the housing, water and energy group ran at 10.3%. The legal cap on advance rent is six months.

The Short Answer: Rent Sets the Budget

Living in Ghana is affordable if you rent outside the prime districts and cook with local food. It becomes expensive quickly once you add a furnished flat in Cantonments or East Legon, air conditioning and imported groceries.

A rental portal puts a modest local lifestyle at GH¢3,950 to GH¢6,450 a month (about US$341 to US$556). A comfortable mid-range life with a two-bedroom home, a mixed diet and ride-hailing runs GH¢13,400 to GH¢23,000 (about US$1,155 to US$1,983).

Those totals are the portal’s estimates, not official statistics. We use official figures where they exist, and for the wider picture see our Ghana hub.

Inflation and Wages: Where Prices Stand

The Ghana Statistical Service reported inflation of 5.2% for September 2026, up from 5.0% in August. A year earlier, in September 2025, it stood at 9.4%.

The detail matters more than the headline. Services inflation was 8.3% against 4.2% for goods.

Housing, water and energy recorded 10.3%, while food inflation was 4.0% and non-food 6.2%. We covered the release in our September inflation report.

The National Tripartite Committee set the 2026 daily minimum wage at GH¢21.77 (about US$1.88), up 9% from GH¢19.97. That is the floor for local workers, and it shows why landlords price the best districts for foreigners and diaspora tenants rather than for locals.

Rent in Accra by District

The rental portal Ownkey published asking rents for unfurnished two-bedroom homes in the second quarter of 2026. We converted them at today’s rate of GH¢11.60 per US$ (EODHD, 16 October), so the dollar figures are higher than the portal’s own, which used about GH¢15.6 per US$.

District Monthly rent (GH¢) About (US$)
Madina and Dome 1,500 to 3,000 129 to 259
Spintex Road 2,500 to 4,500 216 to 388
Osu 3,500 to 6,000 302 to 517
East Legon 4,000 to 7,000 345 to 603
Cantonments 5,500 to 8,000 474 to 690
Airport Residential 6,000 to 9,000 517 to 776

Furnished flats cost more. Gated estates often add a generator levy of GH¢200 to GH¢600 (about US$17 to US$52).

These are asking prices from one portal, not a government survey. We found no official rent index by district, so the range for signed leases is unknown.

The Advance-Rent Problem

Under the Rent Act, 1963 (Act 220), as amended in 2020, a landlord may not demand more than six months’ rent in advance. The Rent Control Department said in March 2026 that it would enforce the cap from 1 April, with fines of up to 500 penalty units, up to two years in prison, or both.

In practice many landlords still ask for one to two years upfront, according to the department and to Ownkey. On a GH¢6,000 flat, 24 months means GH¢144,000 (about US$12,400) at the door.

A foreigner is entitled to refuse anything above six months. Landlords in sought-after districts may resist, so negotiate before you sign and keep a written receipt.

Paying a large deposit means moving money safely. For banking and money transfers, see our guide to opening a bank account in Ghana.

Food and Everyday Spending

Ownkey estimates a single person spends GH¢600 to GH¢1,200 a month (about US$52 to US$103) on local markets and home cooking. A mixed diet of local and imported food costs GH¢2,500 to GH¢4,000 (about US$216 to US$345), and a fully imported diet GH¢5,000 to GH¢8,000 or more (about US$431 to US$690 or more).

Street food is cheap by comparison. The portal lists waakye (rice and beans) with fish at GH¢25 to GH¢40 (about US$2.16 to US$3.45), and banku with tilapia at GH¢40 to GH¢70 (about US$3.40 to US$6.00).

Transport and Fuel

A commute by trotro, the shared minibus, costs about GH¢120 to GH¢360 a month (about US$10 to US$31) for two trips a day. Using Uber or Bolt twice daily costs GH¢2,100 to GH¢3,600 (about US$181 to US$310), according to Ownkey.

The Chamber of Oil Marketing Companies projected petrol at GH¢17.67 a litre (about US$1.52) and diesel at GH¢19.30 (about US$1.66) from 16 October. It expected cooking gas to rise 18.5% to GH¢20.60 a kilogram (about US$1.78), which matters for anyone cooking on LPG.

Electricity, Water and Internet

The Public Utilities Regulatory Commission left electricity and water tariffs unchanged for the fourth quarter, from 1 October to 31 December 2026. That gives households a stable base for the rest of the year.

Air conditioning is the main driver of a high bill, the portal notes. Fibre internet costs GH¢200 to GH¢500 a month (about US$17 to US$43), and mobile data GH¢100 to GH¢300 (about US$9 to US$26).

The Downsides

Housing is the pressure point: the housing group’s 10.3% inflation is double the headline rate. A weaker cedi would push imported goods up, and the oil marketers’ latest outlook put the cedi down 1.61% against the dollar over its review period.

Upfront rent can tie up a year of cash in one property. Because we found no official rent index, it is hard to know whether an asking price is fair, so compare several listings before you commit.

What It Means for You

Plan around rent first. Rent outside the prime districts and negotiate the advance down toward six months, and your monthly spend can sit close to the portal’s modest tier.

If you move into a prime district with a furnished flat, expect the mid-range or higher. Next, watch the October inflation reading, due in November, and see our guides to retiring in Ghana and healthcare for expats.

What Is Not Known

We could not find an official rent or household-budget survey for Accra, so the rent and budget figures come from one portal. The portal’s own dollar budgets use a much older exchange rate.

Electricity bills depend on tariff bands and appliance use. The portal’s bill estimates rest on 2025 tariffs, so we left them out.
