Why we show this: prediction markets turn real-money bets into a live probability that moves within minutes of the news, which is why investors, campaigns and newsrooms in the United States now follow them closely. We show them next to polls and official results, never instead of them.
More than 100 new companies are expected to invest about R$ 5 billion (about US$980 million) in Espírito Santo logistics over ten years, the regional daily Tribuna Online reported on Sunday 18 October 2026. The figure comes from a survey that the state’s economists’ council, Corecon-ES, confirmed to the newspaper.
For US readers the state is a working supply-chain hub, with distribution centres run by Amazon and by the e-commerce platform Shopee. That makes the plan relevant to American retailers, shippers and investors who follow Brazilian warehouse property.
The headline figure is a projection and not a list of signed contracts. The state investment-promotion agency, Nova ES, says its own pipeline runs from first conversations to advanced negotiations.
What Espírito Santo Logistics Is Expecting
Ricardo Paixão, president of Corecon-ES, said the pace of expansion in recent years points to what the next decade could bring. The newspaper does not say who carried out the survey or name the companies in it.
In 2020 the state had about 163,000 square metres of logistics condominiums, which are warehouse complexes with shared security, parking and services. By the first quarter of 2026 the area had reached 1.72 million square metres, according to the property consultancy Colliers, roughly a tenfold rise by our arithmetic.
Paixão projected that, at the same pace, the state would add about 2.6 million square metres over the next ten years. He said the state would keep attracting investment and multiplying jobs and income.
The latest announcement is Raizz Vila Velha, beside the Darly Santos highway, with 88,500 square metres in four warehouses. Its estimated investment is more than R$ 200 million (about US$39 million).
The newspaper’s market summary puts vacancy in the state’s top-grade warehouses at 6.4%, among the lowest in Brazil. It also lists about 828,600 square metres of projects in the pipeline.

The Pipeline Behind the Headline Number
Nova ES chief executive Patrícia Gouvêa said the agency has 22 further opportunities in its portfolio. Five concern port and rail infrastructure, nine concern distribution and storage centres, five concern foreign trade and specialised logistics, and three concern industrial or commercial operations.
She stressed that these are at different stages, from early talks and feasibility studies to advanced negotiations. She also pointed to electronics distribution by the Chinese company Realme and to a large consumer-goods multinational starting in Brazil, whose investment is due to be announced soon.
Operations already in the state include Shopee’s centre in Viana and Amazon’s in Cariacica. Health distributor MedLevensohn runs an integrated logistics centre in Serra, and a chemicals firm, Indústria Química Anastácio, has opened a unit in Vila Velha.
The newspaper lists the largest warehouse complexes as Porto Canoa Log in Viana at 194,517 square metres, Tims in Serra at 163,835 and Centro Logístico Grande Vitória in Viana at 132,596. Espírito Santo also ranks fourth in Brazil for port cargo, at about 137.5 million tonnes a year.
About 67% of the cargo through the state’s ports starts or ends outside it, with Minas Gerais, Goiás and Bahia named as the main partners. That inland reach is the core of the pitch to distributors.
Tax Reform and the Race for Infrastructure
Brazil is replacing five older taxes, including the state sales tax ICMS, with two new value-added taxes called IBS and CBS, with the change phased in over seven years to 2033. Our explainer Brazil Tax Reform 2026 Replaces Five Taxes With Two VATs sets out how the new system works.
Today ICMS is collected mainly where a company is based, but the new taxes will go to the place where goods are consumed. Many firms moved to Espírito Santo for tax incentives while selling to buyers in other regions, so the state stands to lose part of that edge.
Rogério Salume, the state development secretary, said the state’s location, ports, railways, links to the Centre-West and Southeast, and industrial base do not depend on tax incentives. Nova ES said the state put 20% of its total revenue into investment in 2025, the highest share among Brazilian states, a claim we have not checked.
Maurício Nascimento of Colliers said the state must speed up infrastructure before 2029. He said that if the Imetame and Porto Central projects, the BR-262 highway and the EF-118 railway arrive on time, the state would enter the tax transition with a stronger argument than the fiscal one.
Economist Marcelo Loyola, director of the Capixaba Business Faculty, said the incentives were important in drawing distribution centres and that the advantage tends to shrink. Businessman Flávio Toi of Mercocamp countered that warehouse complexes of 200,000 square metres are already being built.
José Carlos Bergamin of the state commerce federation Fecomércio-ES said firms are arriving aware that incentives will end and are planning for the long term. He described the state as a calmer setting than the complications of entering and leaving São Paulo and the insecurity of Rio.
What It Means for You
Investors in Brazilian warehouse property get a regional data point, since a state with 6.4% vacancy and a long project list is competing for the same tenants as São Paulo. Our report Brookfield Buys US$148M in Brazilian Logistics Real Estate shows how large funds are already buying in this market.
Retailers and carriers shipping to Brazil can read the plan as a sign that more capacity is coming near the south-eastern ports. Nothing in it changes duties, port fees or delivery times today.
What Is Not Known
The core claim of more than 100 companies and R$ 5 billion (about US$980 million) rests on one regional newspaper that quotes named officials. We found no second report or primary statement of the figure on the Corecon-ES or state government sites or in A Gazeta, ES Hoje or Século Diário, and Folha Vitória could not be opened.
The survey’s author, method and company list are not given, and it is unclear how much of the money is committed. The newspaper also cites 1.72 million square metres in one place and 1.75 million in another for the same market.
The sources do not say when each project would open or how many jobs it would create. The conversion to dollars uses the Central Bank of Brazil’s PTAX rate of 5.0826 reais per dollar on Friday 16 October 2026.
Frequently Asked Questions
How much is planned for Espírito Santo logistics?
More than 100 new companies are expected to invest about R$ 5 billion (about US$980 million) over ten years. The figure comes from a survey confirmed by the state economists’ council and is a projection.
What are logistics condominiums?
They are complexes of warehouses with shared infrastructure for storage and distribution. Tenants share services such as security, maintenance and parking, which lowers operating costs.
Why does tax reform matter for the state?
The new taxes will be collected where goods are consumed, which weakens the edge of states that attracted firms with tax incentives. Officials say ports, location and infrastructure can make up the difference.
Which companies already operate there?
The newspaper names Shopee in Viana, Amazon in Cariacica, MedLevensohn in Serra and Realme for electronics distribution. A large consumer-goods multinational is due to announce an investment soon.
Is the investment confirmed?
Not as a whole, because Nova ES says its pipeline ranges from early talks to advanced negotiations. Only individual projects such as Raizz Vila Velha have been announced.
