Micro apartments frenzy: the wave of compact housing in São Paulo amid urbanization and lifestyle changes

Within São Paulo, Latin America’s largest city, there has been a noticeable surge in the prevalence of micro-apartments.

These compact living spaces, often no larger than 30m2, have increased from 461 units in 2016 to 16,261 by 2022, making up 21% of the total residential units, reports the State Housing Union (Secovi-SP).

This trend has been driven by several factors, including urbanization plans, financial incentives, and shifting lifestyle preferences, particularly among 20 to 39-year-olds.

A study by digital real estate firm Quinto Andar reveals that the primary demand comes from young, middle to upper-middle class professionals who are drawn to modern, well-located properties, close to work or public transportation options.

Inhabitants of these micro-apartments see the benefits in their minimalist, sustainable living, such as less laundry and a redefined perception of what they really need.

Shared amenities like lounges, co-working spaces, and games rooms in new buildings also add to the appeal.

Despite the growing popularity, the trend has faced some criticism, with concerns about the close proximity of living and working spaces, leading to some labeling them as “gourmet captivity.”

However, this has not deterred the predominantly young, professional demographic.

Nevertheless, there is a significant cost for this convenience.

Despite attempts to create more affordable housing in areas serviced by public transport, the price per m2 for these apartments is among the highest in the city.

Recent urban plan revisions aim to incentivize the construction of more family-friendly housing.

Yet, some experts suggest the trend of micro-apartments may eventually slow due to oversupply.
