Brazil: Residential properties rents increase 1.3% in August
The average price of rented property in the country rose 1.30% in August, a result that corresponds to a slowdown compared to the variations observed in the four previous months: April (+1.84%), May (+1.70%), June (+1.58%) and July (+1.37%).
The data are from the FipeZAP+ Index and were released on Tuesday, September 13.
The average variation of the residential rent registered by the index surpassed the monthly inflation to the consumer measured by IPCA/IBGE (-0.36%), as well as the behavior of the prices of the Brazilian economy registered by IGP-M/FGV (-0.70%).
Among the 25 cities monitored, Joinville (-0.76%), São José (-1.70%), and Salvador (-0.30%) registered a drop in prices.

Considering the 11 capitals where residential rental prices are monitored, the following variations were observed: Fortaleza (+3.17%); Goiânia (+2.26%); Florianópolis (+2.26%); Brasília (+2.07%); Curitiba (+1.96%); Belo Horizonte (+1.33%); São Paulo (+1.18%); Rio de Janeiro (+1.18%); Porto Alegre (+0.98%), and Recife (+0.97%).
PARTIAL BALANCE FOR 2022
From January to August, the FipeZAP+ Residential Rental Index accumulated a high of 12.42%, a variation that exceeds the inflation calculated by IPCA/IBGE (+4.39%) and by IGP-M/FGV (+7.63%) in the same interval.
Of the 25 cities monitored, 24 registered an increase in residential rental prices, including all the 11 capitals monitored: Florianópolis (+24.24%); Goiânia (+23.60%); Fortaleza (+21.39%); Curitiba (+17.58%); Belo Horizonte (+15.59%); Salvador (+15.44%); Rio de Janeiro (+13.73%); Recife (+13.48%); São Paulo (+10.91%); Brasília (+5.99%); and Porto Alegre (+4.98%).
ANALYSIS OF THE LAST 12 MONTHS
In the last 12 months, the index accumulated a 15.31% advance, higher than the inflation accumulated by the IPCA/IBGE (+8.73%) and by the IGP-M/FGV (+8.59%).
All of the 25 cities monitored by the index registered price increases in their respective locations, especially Florianópolis (+31.85%); Fortaleza (+28.01%); Goiânia (+25.68%); Curitiba (+23.85%); Belo Horizonte (+19.51%); Recife (+18.26%); Rio de Janeiro (+16.36%) and Salvador (+16.21%); São Paulo (+12.53%); Brasília (+7.23%); and Porto Alegre (+7.08%).
AVERAGE RENTAL PRICES IN AUGUST
Based on the 25 cities monitored by the index, the average rental price for residential properties was R$35.37/m² (US$6.95/m²) in August.
In comparison with the 11 capital cities evaluated, São Paulo presented the highest average residential rental price in the period (R$44.03/m²), followed by the average rental values in Recife (R$40.40/m²), Florianópolis (R$36.93/m²), Rio de Janeiro (R$36.44/m²), and Brasília (R$36.04/m²).
Among the capitals with the lowest residential rent, are Fortaleza (R$23,06/m²), Goiânia (R$24,26/m²), Porto Alegre (R$26,15/m²) and Curitiba (R$27,98/m²).
