Real estate speculation declined in two São Paulo districts, Paraíso and República, in the quarter ending in June.
This is according to the new edition of the EXAME Loft Speculationometer Index, published exclusively by EXAME.
Speculation is the price difference between the value declared by the owner of the property and the value agreed upon in the negotiation.
According to the data, in the Paraíso district, the difference between the advertised price and the closing price fell to 22.88% in the transactions carried out in the last three months.
In the region, the price per square meter is R$9,357 (US$1,765).
Although speculation has decreased, the price for the square meter has increased. In the previous quarter, the price was R$ 8,601.
In the República neighborhood, the difference between the advertised price and the closing price in transactions during this period is 22.87%.
In the previous quarter, it had been 50.53%. In the region, the price for a square meter is R$6,697.
Compared to the previous quarter, prices in the region are stable.
Of the 23 neighborhoods surveyed, only one recorded an increase in real estate speculation, namely Jardim Paulistano.
In the region, the difference between the advertised price and the closing price in the transactions carried out in this period is 11.34%, and the price per square meter is R$ 9,333.
Compared to the previous quarter, the prices are stable.
In the analysis of the price per square meter by neighborhood, the highlight was the Alto de Pinheiros neighborhood, where the price per square meter decreased from R$10,134 to R$8,509.
