Rents in São Paulo rise more than 13% in Pinheiros; in Morumbi they fall 10%

The price of rent continues to rise strongly in São Paulo City and has accumulated a high of 16.08% in the last 12 months, according to the index of QuintoAndar, but the adjustment has been uneven in the city.

Data from the housing platform show that the value of the square meter for rent has risen in 46 of the 61 neighborhoods analyzed (75% of the total), driven by property prices in regions with easy access to public transportation and close to where there is more employment.

The biggest increases in the last six months, ending in August, were in Água Fria (+19.7%), Bom Retiro (+19.5%), Pinheiros (13.6%), Jardim Marajoara (+12.6%), and Ipiranga (+12.2%).

Among the biggest drops are neighborhoods like Real Parque (-21.0%), Centro (-13.6%), Morumbi (-10.4%), Liberdade (-7.3%), and Jardim Anália Franco (-3.7%).

MOST EXPENSIVE NEIGHBORHOODS

Besides the substantial increase, Pinheiros is also one of the most expensive neighborhoods in the city. The region occupies the second position (R$57.1/m² – US$10.88/m²), behind only Vila Olímpia (R$68.2/m²) and ahead of Santo Amaro (R$54.5/m²), Vila Nova Conceição (R$54.0/m²) and Brooklin (R$52.7/m²).
