Brazil’s residential property prices up 1.59% in the year to May, below IPCA inflation

RIO DE JANEIRO, BRAZIL – The prices of residential properties for sale in the whole of Brazil have registered an increase of 1.59% this year through May, according to the FipeZap Index. The variation is lower than the accumulated inflation for the same period.

If projections for the IPCA (Extended National Consumer Price Index) indicated by economists in the latest edition of the Central Bank’s Focus Bulletin are confirmed, the indicator will accumulate a 3.06% increase between January and the end of May.

Thus, the real price variation – discounting inflation – will be negative, with a loss of 1.43% in the period. The FipeZap Index tracks the behavior of the average sale price of residential properties in 50 Brazilian cities.

In May, the price increase stood at 0.48%, above the 0.30% registered in April and the 0.18% in March. However, it was below the 0.68% forecast for the IPCA for the month, resulting in a real loss of 0.19%.

In the year to date, the capitals with the highest price hikes were Maceió (+7.29%), Vitória (+5.49%), Florianópolis (+5.22%), Curitiba (+4.56%), João Pessoa (+3.67%), Goiânia (+3.52%), and Manaus (+3.36%).

In May alone, prices rose more in Manaus (2.18%), Vitória (1.63%), Goiânia (+1.40%), Florianópolis (+1.38%), Curitiba (+1.09%), Maceió (+0.91%), and Salvador (+0.86%).

The only exception among the capital cities tracked by the FipeZap Index was Campo Grande, where a monthly variation of -0.21% was recorded. In São Paulo and Rio de Janeiro, the most representative cities in the calculation, there were 0.29% and 0.13% increases, respectively.

In 12 months, the indicator accumulates a high of 4.36%, compared to an inflation of 7.90%.

Average sale price

The average sale price of residential properties stood at R$7,615 (US$1.499) per m² in May, considering the 50 cities monitored by the FipeZap Index. Among the 16 monitored capitals, Rio de Janeiro has the most valued properties, with an average price of R$ 9,530/m². Next come São Paulo (R$9,491/m²) and Brasilia (R$8,214/m²).

The cheapest properties among the monitored capitals are found in Campo Grande (R$4,368/m²), Goiânia (R$4,656/m²) and João Pessoa (R$4,678/m²).
