Rents in Rio de Janeiro rise more than 31% in Lagoa; in Pechincha they fall 5.7%

Rental prices continue to rise with intensity in Rio de Janeiro. They have already accumulated a high of 17.94% in the last 12 months, according to QuintoAndar’s index, but the readjustment has been uneven in the city (although widespread).

Data from the housing platform show that the value of the rental square meter rose in 21 of the 23 neighborhoods analyzed (91% of the total).

The rise has been driven by prices of 1 and 2-bedroom properties, mainly in neighborhoods with a large supply of public transportation, with the largest readjustments in Lagoa (+31.6%), Jardim Oceânico (+26.1%), and Vila Isabel (+22.3%).

On the other end, the only two regions where prices fell were Grajaú (-0.5%) and Pechincha (-5.7%).

MOST EXPENSIVE NEIGHBORHOODS

Lagoa and Jardim Oceânico are among the neighborhoods with the most expensive square meters in the city (third and fifth positions, respectively).

They are concentrated in the South Zone. Ipanema leads the indicator (R$61.6/m² – US$11.74/m²), followed by Leblon (R$57.2/m²), Jardim Oceânico (R$49.2/m²), Flamengo (R$43.9/m²) and Lagoa (R$42.8/m²).
