The sale prices of residential property in Brazil rose 0.60% in August, according to the FipeZap Index. Regarding comparison, the IGP-M presented deflation of 0.70%, while the previous consumer inflation (IPCA/IBGE) had a retreat of 0.73% in prices.
The index tracks residential property sales prices in 50 Brazilian cities. Of these, 45 showed an increase in value. Considering the 16 monitored capitals, only João Pessoa, in Paraíba, showed a drop in sales prices (-0.05%).
Among the other cities, the most noteworthy were Vitória (+1.88%), Manaus (+1.77%), Curitiba (+1.20%), Florianópolis (+1.19%), Belo Horizonte (+1.07%), and Maceió (+1.03%).
The average price for the 50 cities monitored by the index was R$8,166/m² (US$1,575/m²).
Among the 16 monitored capitals, São Paulo presented the highest average price per square meter in the period (R$9,991/m²), followed by Rio de Janeiro (R$ 9,824/m²), Vitória (R$ 9,707/m²), Florianópolis (R$ 9,227/m²), and Brasília (R$ 8,726/m²).
In contrast, the capital cities that presented the lowest average residential sales price in the month were Campo Grande (R$ 4,947/m²), João Pessoa (R$ 5,313/m²), Salvador (R$ 5,659/m²), Manaus (R$ 5,796/m²) and Goiânia (R$ 5,823/m²).
The values were calculated based on the sample of residential real estate advertisements put up for sale in August.

From January through August, the index registered an accumulated high of 4.11%, higher than the inflation measured by IPCA/IBGE (+4.00%) but lower than the accumulated result by IGP-M (+7.63%).
ANALYSIS OF THE LAST 12 MONTHS
In the last 12 months, the index accumulated an advance of 6.07%, lower than the IPCA/IBGE (+8.32%) and the IGP-M (+8.59%).
Among the 16 capitals monitored, the largest price increases in the last 12 months were recorded in Vitória (+20.93%), Goiânia (+19.59%), Curitiba (+16.04%), Maceió (+14.47%), Florianópolis (+13.14%), and Campo Grande (+12.95%).
