Three districts in Chile are positioning themselves as the “ideal places to live”

RIO DE JANEIRO, BRAZIL –  In recent days, Chilean Yapo Propiedades took stock and analyzed the demand in 25 districts that since 2020 to date have become a focus of attraction for those looking for the most suitable place to rent.

Within the list, 15 of them are distributed in different regions of the country, while the remaining 10 correspond to areas of the Santiago metropolitan region.

The top 3

As for the districts that lead this list, Santiago stands out in first place.




The central sector of the capital reached during 2020 a total of 303,963 contacts in the demand for leases, with a monthly average of 25,330; in February this commune reached its peak, with 32,969 requests for leases.

From January 2020 to January 2021, Santiago was the only commune that grew in terms of demand, increasing 8%. On the other hand, so far this year (January and February), the capital commune continues to lead with 45,582 demands, well above other sectors.

Antofagasta stands out in second place. The area located in the region ranked second with a total demand of 179,952 during 2020, with a monthly average of 14,996. As for the peak, this was reflected in the month of February, with 18,951, which when compared to February of this year, a decrease of 30% can be observed.




So far this year (January and February 2021) Antofagasta has received 29,615 contacts interested in leasing, so it continues to be one of the preferred areas.

This is mainly due to the fact that the area has experienced significant urban growth in recent times, due to its varied economy, which generates a good standard of living and quality of life for people. In addition, the region is home to a large number of mining companies, which have managed to maintain their activity despite the pandemic.

In third place is Concepción. The commune located in the Bío Bío region reached a total demand of 151,704 with a monthly average of 12,642 requests.




The Penquista commune reached its peak demand in February 2020 with 18,392 contacts, which compared to February 2021 saw a decrease of 31%, reaching 12,732 contacts interested in leasing.

Connectivity and price-quality ratio

Claudia Castro, Yapo.cl’s Classifieds manager, commented that based on these figures they were able to notice that “people are looking for areas with certain characteristics that have been repeating themselves for some time now and that should be maintained.”

Some of these patterns, she added, have to do with better connectivity to work and places of study, especially now with the pandemic, where people are looking to avoid public transport; shopping areas, and clearly the price-quality of housing.

“In the case of the communes of Santiago, Antofagasta and Concepción there is a common factor, and that is that all 3 reached the peak of applications during February last year. This is mainly due to the renewal of lease contracts, which usually occurs during this period,” Castro explained.

La Florida

In addition to Santiago, Yapo Propiedades highlighted nine other communes belonging to Greater Santiago, with La Florida the second most demanded in the capital area.

The commune located in the southeastern sector of the region has a population of close to 400,000 inhabitants, one of the largest in the capital and one of the most sought-after places to live.

According to Yapo Propiedades, during 2020 the commune registered 97,405 rental demands, with a peak of 10,618 requests reached during the month of August. In addition, the average monthly demand during 2020 was 8,117; compared to what has happened so far in 2021, there has been no major variation.
